Standard Home Inspection

A standard home inspection is a non-invasive, visual examination, the report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing system; electrical system; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; and the foundation, basement and structural components. ASHI publishes a Standard of Practice and Code of Ethics outlining what to expect in the home inspection report.

11-month Builders Warranty Inspection

A 1-year Builder Warranty Inspection is a standard home inspection that makes observations of the visible and apparent condition of the home. This includes the structure and all major systems and components and looks for minor issues unique to new homes. This inspection should be conducted during the 11th month of occupancy and prior to the expiration of the builder’s normal 1-year warranty period. Following your inspection, you will receive a detailed report, complete with photos, that includes information on any material defects observed on the date of the inspection. Then you can take the present finding to hold your builder and his subcontractors to make the necessary repairs.

Seller’s pre-listing home inspection

A pre-listing inspection focuses on the proper functionality of all major systems and components of the house: heating and cooling; electrical; plumbing; roof and structure; siding; and doors and windows. It’s a full inspection for the seller to better understand the condition of their home prior to the buyer’s inspection.

Annual Home Maintenance Inspection

An annual home maintenance inspection is designed to look for routine maintenance or repairs that may have been missed or any seemingly minor problems with the home that could become major financial or safety issues.

Re-Inspection

After you’ve received the results of your home inspection, you may request repairs and replace any components while negotiating terms with the seller. If the two of you arrive at an agreement, we can perform a follow-up inspection to make sure that all repairs are completed and are defect-free prior to closing.
